Catral And Illegal Properties
Up until recent years Catral was a relatively unknown Spanish town
Now its known for all the wrong reasons, mainly due to the bad press about the illegal building in the area.
The facts are, that there are an estimated 1200 illegal houses.
These houses are built either on rustic land or the Hondon Nature reserve boundaries
Building on a Spanish nature reserve is against Spanish building laws
Building on rustic land, requires a minimum plot size of 10,000 sq/m
So even though, the 1200 homes all fall into the illegal build category, they are for totally different reasons. With most of the houses being built on plots that are too small for rustic land rather than being built on the Hondon Nature reserve
The mayor of Catral, was giving out building permission to all builders along with reportedly trying to alter the Hondon boundaries so more housing could be built in that area.
Other areas of Spain
Catral is by far not the only town in Spain to suffer with illegal building, in fact we are small fry compared to other areas of Spain. I have been reliably informed that there are as many as 6000 buildings in Albox in just as bad a predicament and estimated figures of well over 100,000 illegal properties right across Spain, with the figures rising all the time
Why have we hit the headlines?
Believe it or not, its all down to politics. Compare it to England. If a major political party in England wanted a constitutional area and they had all the surrounding areas bar one, they would dig up dirt and make a nuisance. Which is just what has happened
Buying property in Catral
If your willing to take a chance with your investment money, Catral can hold some handsome profit making on purchasing a property. With the opening of a golf course in nearby Dolores planned in the next couple of years, property prices should double in the area
Estate Agents
We can not tar all estate agents as villains, but treat carefully. Remember an estate is out to make profit from selling you a house. No house sales and you have no estate agent
Solicitors
It is recommended to seek your own independent solicitor. Some say in the same town, others the next town etc. Personally I would recommend one in your own country of origin who specialises in Spanish law. That way you have no language barriers
